Job Description
We are seeking an experienced and well-connected Property Acquisition Specialist to lead our nationwide expansion efforts. Based in Thane, this role involves extensive travel (75%) to identify, evaluate, and secure high-potential properties across Pan India. You will be responsible for the entire acquisition lifecycle—from market research and financial modeling to final negotiations and compliance—ensuring alignment with our strategic growth objectives. You will collaborate closely with internal teams to onboard properties seamlessly.
Your core responsibilities will include:
• Identifying, evaluating, and acquiring properties across Pan India to support business expansion.
• Leveraging and expanding a strong network of brokers, landlords, developers, and builders to source opportunities.
• Negotiating lease agreements, rental terms, and partnership deals to optimize acquisition costs.
• Conducting thorough market research to pinpoint high-demand locations and industry trends.
• Developing financial models and business cases to assess the feasibility of potential properties.
• Performing comprehensive due diligence, including legal, regulatory, and financial assessments.
• Collaborating with operations, finance, and legal teams to ensure smooth property onboarding.
• Managing all property documentation, agreements, and compliance with local laws and UDCPR norms.
• Tracking acquisition progress and presenting detailed reports and insights to senior management.
Skill Requirement
The ideal candidate is a seasoned negotiator with a deep understanding of real estate norms, an established industry network, and a proven track record in property acquisition. You must be a proactive, detail-oriented professional comfortable with extensive travel and capable of managing the end-to-end acquisition process independently.
We require the following qualifications and skills:
• Minimum of 3 years of proven experience in property acquisition, due diligence, or real estate executive roles.
• A strong, existing network with builders, brokers, landlords, and developers.
• Excellent negotiation and deal-closing skills with a firm understanding of financial modeling.
• In-depth knowledge of property laws, UDCPR norms, and compliance requirements.
• Ability to conduct thorough market research and due diligence.
• Strong collaboration skills to work effectively with cross-functional teams.
• Willingness to travel extensively (75%) across India.
• Proficiency in English and Marathi is preferred.
• A Bachelor’s degree is preferred.
